LAWN CARE AND MAINTENANCE
Can I mow my own lawn?
The services provided are mandatory as part of your HOA’s covenants, conditions, and restrictions. Owners may not acquire services from another provider or do the work themselves.
How often do we receive lawn maintenance?
Lawn mowing and edging happen weekly during the growing season and bi-weekly for the remainder of the season.
Do I need to irrigate my lawn?
All owners are provided with irrigation water and a distribution system. However, the Horse Creek Ph 3 HOA residents do not have irrigation installed in their backyards due to Florida Water Start restrictions.
How often is weed control applied in the sod and plant beds?
Weed control in sod and plant beds is applied through chemical applications at least two times per year or by using other effective methods.
Are the trimming and pruning of trees included?
Tree trimming and pruning are included in the services provided.
Is hedging included within the services provided?
Yes, hedging occurs every time the lawn is mowed.
How often are shrubs trimmed?
Shrubs and hedges will be consistently sheared and pruned to maintain their optimal shape and size based on the growth habits specific to each species.
How often are the ground covers and vines sheared?
Ground covers and vines will be sheared as necessary in a uniform manner to maintain a neat and clean appearance.
Is the landscaping company responsible for the cleanup of cuttings, trimmings, and clippings?
The landscaping cleanup occurs on the same day that the service is performed.
How often is the sod fertilized?
The sod gets fertilized a minimum of three times a year.
Is the application of pesticides provided?
The yard pesticide program is provided a minimum of two times per year.

Who is responsible for the repairing or replacing the sod and plants?
The service provider is responsible for repairing or replacing sod or plants only if they are damaged during the service.
IRRIGATION SERVICES
How often is the irrigation system (sprinklers) checked?
An irrigation wet check is carried out monthly to ensure proper water pressure.
How do I report a broken sprinkler head?
Please email service@cspfl.com. Pictures are always welcome.
How do I report a broken pipe?
Please email service@cspfl.com.
How often are the irrigation heads cleaned?
Irrigation head cleaning is carried out monthly.
Who is responsible for the replacement cost of irrigation parts?
Irrigation parts (e.g. Sprinker/spray heads and irrigation lines) and labor associated with the main line system and the common areas are paid for by the service provider. Irrigation parts and labor associated with your individual lot are paid for by your Homeowners Association.

How often are payments due?
Payments are due on the 1st of each month.
How much is the late fee?
Late fees will be charged at a rate of $25.00 for each occurrence.
When is my payment considered late?
Payments will be considered late if not received by the 10th of the month.
Can I make payments online?
Yes, however, you must be registered on the owner portal. If you are not registered, please email info@cspfl.com for an invitation email to register. If you are registered, please visit https://engage.goenumerate.com/connect_login.php for access to your account.
Is there a fee to pay online?
Yes, the online payment fees are as follows: $2.95 for bank accounts and 3.5% for credit or debit cards.
Will I receive a monthly statement or bill?
Please note: You will not receive a monthly statement/bill.
Can I set up my payments on autopay or ACH?
Yes, after registering on the portal, you can set up autopay at https://engage.goenumerate.com/connect_login.php
When is the autopay payment processed?
Auto payments will be processed on the first day of each month.

COMMUNITY SERVICES
In which other areas of the community are services available?
The community receives comprehensive landscaping maintenance for the entrance, common areas, amenity center, retention ponds, and irrigation water for the common areas.
Where can I obtain pool keys?
If you live in a Commity Development District (CDD), please contact them direclty. If you do not live in a CDD, please contact your HOA management company.
